"Enclosed porches: Most enclosed porches have many windows. Sometimes anywhere up to 10 of them! This is a landlord’s worst nightmare. For if all the windows are old, wood, inoperable, chipping, etc., they will all have to be replaced, right? Wrong! You only need 1 operable window per room, so just replace 1 window. The others, you will simply plywood and side over. A window costs about $120.00 and a piece of 1/2" plywood costs $20.00 and can cover over 2 windows. Not only that, once you eliminate a window, you have eliminated all chances of it ever getting broken. No baseballs smashing through it, no broken balancers or window locks, no problems, ever!..."

"Also when inspecting the trap, be sure to see if your sink has a garbage disposal. If it does, eliminate it immediately. I don’t care if it’s brand new, working great and cost $150.00! Get rid of it!..."
