Final Thoughts on
Section 8 Landlording
"Honestly,
if Section 8 landlording was that easy, you wouldn’t buy
the book; you wouldn’t need it. Everybody and their brother
would be doing Section 8 housing. No, Section 8 landlording is
not that easy, but it does work and it is profitable. The better
you get at it, the more profitable it becomes. Don’t listen
to the nay sayers who tell you to “stay away” or “don’t
get involved”. Chances are they never owned a property in
their life let alone a Section 8 rental property. Eighty percent
of our tenants were good or average , 10% were pains in the ass
but tolerable, and the other 10% are the one’s we’re
writing the book about..."

also get three very important bonuses from being a Section 8 landlord
that you don’t get as a private landlord. These bonuses

What appeals to me most is that I get paid on the first of every
month. About 90% of my rent is guaranteed by the government and
is wired directly into my bank account. I get dollars, not excuses.

Tenant motivation – their motivation to pay any portion
of their rent is that they know if they are evicted, they will
lose their Section 8 packet. There’s a Section 8 waiting
list a mile long full of good tenants just waiting for the bad
ones to screw up..."
