Landlord Rights

Renting an apartment is a fact of life for many people all over the world and especially those that live in large cities where space is a premium. Living in an apartment that you do not own yourself brings with it the, some would say, problems of having to deal with a landlord. Like most people who have job that forces them to be strict, landlords are not regarded as being nice even though the poor person is simply doing what they must. Some people forget that landlords, just like the tenants have rights. These landlord rights allow them to be strict and they do it to help the tenants, not just themselves.

While most people would scoff at the idea of landlord rights, the fact remains that they do exist. It is the tenant’s responsibility to keep these in mind and the landlord’s responsibility to be aware of them. The most basic right of any landlord is the right to receive full payment of the rent that it due on time. This right is, of course, conditional to the rental property is in a good condition and repair. The condition and repair to the apartment that can be controlled by the landlord, of course. Linked to this is the landlord’s right to having tenant request repairs in a timely manner and, preferably, in writing. More often than not a landlord is more than willing to see to whatever problems a tenant may have.

Other landlord rights which are not necessarily known to many people is the landlord’s right to know that when a tenant is leaving town for an extended period of time. Not only is it a landlord’s right to know this, but also it should be considered a courtesy as well to at least let the landlord know that a one is not going to be in residence for some time. As before this is linked to the landlord’s right to be provided with a fifteen (15) days written notice that tenant is planning on moving. The only condition here is when the lease contract states another period, of course. It goes without saying that another of the basic landlord rights is that a tenant abides by the terms in the lease contract that they signed.

The landlord rights all come with the condition that the landlord is aware of the responsibilities of the landlord. This may differ depending on the circumstances but includes things like:

  • Attending to repairs promptly;
  • Giving at least fifteen (15) days notice of any changes in the lease agreement or of a rent increase;
  • To follow the necessary legal process in cases of eviction; and
  • Many others.
The landlord-tenant relationship is an important one and both parties should work to make it a friendly and successful one. Respect each other and things will work out for the best in the end. Just remember that even the grouchiest landlord is a person trying to make living just like everybody else
